Garage Door Repair in Robinson
Robinson runs south of Waco along Robinson Drive, and its housing is a genuine mix. There are older ranch-style homes from the middle decades of the last century, a good number of detached garages and workshops, and newer building that has filled in toward the Brazos bottom and the Lorena side.
That mix means both major spring systems turn up here. Newer doors use a torsion spring mounted on a shaft above the opening. Older ones, particularly on detached single-car garages, often still run extension springs stretching along the horizontal tracks either side. They fail differently and they get repaired differently.
Extension Springs and Safety Cables
If your garage has springs running horizontally along the tracks rather than a single spring above the door, you have extension springs. They work, and there is nothing wrong with keeping them, but there is one thing worth checking.
An extension spring under tension stores a lot of energy, and when it breaks the pieces can travel. A safety cable threaded through the middle of the spring and anchored at both ends contains it. Plenty of older Robinson garages were built before that was standard and were never retrofitted. Adding them costs very little and it is the single best upgrade available on that kind of door.
The other extension-spring quirk: they are fitted as a pair and they age as a pair. When one goes the other is close behind, and the door sits crooked until both are matched again. See spring repair.
Water, Rust and the Bottom of the Door
Robinson sits low relative to much of the county, and garages here see water. A hard Central Texas downpour pushes runoff across the slab and it sits against the bottom of the door until it evaporates.
Two things suffer. The first is the lift cables, whose lowest few inches sit right at slab level where the water is. Steel under constant tension rusts from the surface in, strands part one at a time, and eventually the cable lets go and one corner of the door drops.
The second is the bottom section itself. Steel panels rot from the inside where nobody can see, and the bottom brackets that carry the cable tension are bolted to that panel. Once the steel around those fixings has perforated there is nothing sound to bolt to, and the panel has to be replaced.
Both are worth catching early. Run your eye down the cable near the bottom bracket looking for fuzzy broken strands, and press along the bottom edge of the door looking for give.
Detached Garages and Shops
Robinson has more detached garages and outbuildings than the newer subdivisions closer to Woodway, and they bring their own pattern. They are often on gravel or caliche drives, so dust gets into open roller bearings and grinds them out early. They get used less often, so problems go unnoticed longer. And the doors on shops and barns are frequently wider than a standard residential door, which puts more load on the hardware.
Nylon sealed-bearing rollers are worth the upgrade on any door facing an unpaved drive, because the sealed bearing keeps the grit out entirely.
