What Is Your Garage Door Doing?

Most garage door failures announce themselves. Find the one that matches yours below, and you will know what is probably broken and whether it is safe to keep using the door before you pick up the phone.

One safety note. If a spring has snapped or a cable has let go, stop running the opener. The door is holding its full weight on hardware that is already failing, and forcing it is how a bent track turns into a bent door. Leave it down and call.

Local conditions

Why Waco Garage Doors Fail: Heat, Hail, and Hard Freezes

A garage door is the largest moving object in the house, and in Central Texas it lives a harder life than most people realize. An attached garage in Waco sits unconditioned through a summer that regularly runs past 100 degrees, and the air inside it climbs well beyond that. Vinyl weatherseal at the bottom of the door goes brittle and stops sealing. The nylon and plastic drive gear inside a chain-drive opener softens, wears round, and eventually spins without turning anything. Wood doors on the older houses around Castle Heights and Sanger Heights swell and cup through the humid months, then shrink back, and the hinges slowly work loose.

Spring brings the other problem. Waco sits in the middle of the I-35 hail corridor, and a supercell tracking up from the southwest puts pea to golf-ball hail across whole neighborhoods at a time. Steel garage door panels are thin and flat, and they dent readily. Dents on the bottom section are the ones that matter, because a bowed panel binds in the track and drags on every cycle after that. If your roof took hail, walk out and look at the door too. It is the most commonly missed part of a storm claim.

Then there is the cold. Waco does not freeze often, but when it does the garage door hears about it. Steel contracts, lubricant thickens, and a torsion spring that was quietly near the end of its cycle life gives up on the first genuinely cold morning. The February 2021 freeze and the ice storms since produced exactly that pattern across McLennan County: a run of mild weeks, one hard freeze, and a wave of doors that would not lift.

The housing stock shapes the rest. The bungalows in the older neighborhoods off Colcord and North 15th mostly have detached garages with narrow single doors, often still on extension springs running along the horizontal tracks. The subdivisions that went up around Woodway, Hewitt and China Spring run the opposite setup: one wide double door, sixteen feet across, hanging on a single torsion spring above the header. That spring carries a great deal of weight and it is the part that fails first. Out toward China Spring and the county roads, caliche dust off unpaved drives works into the roller bearings and grinds them out early.

None of this is unusual and all of it is fixable. It just means a door in Waco needs looking at more often than the manual suggests. A yearly garage door tune-up that checks balance and spring tension is the cheapest way to avoid the February phone call.

After the storm

Check the Garage Door After Waco Hail

Roofers get called the morning after a hailstorm. Garage doors usually wait until the door starts dragging weeks later, by which point the track is bent too.

Look along the bottom two sections in raking light. Shallow dimples across a panel are cosmetic. A crease, a bowed section, or a panel that no longer sits flat against its neighbour will bind in the track and put load back through the rollers, cables and spring. Photograph it while the rest of the storm damage is still being documented.

Garage Door Repair Questions Waco Homeowners Ask

How much does garage door repair cost in Waco?

Most Waco repairs land somewhere between about $150 and $450, with spring replacement usually in the middle of that band and opener replacement above it. The real number depends on the part, the size of the door and whether anything else bent when it failed. You get the price before the work starts. Full ranges are on the garage door repair cost page.

Can I replace a garage door spring myself?

No. A torsion spring on a double door holds enough stored energy to break bones, and it releases all of it at once if a winding bar slips. This is the one garage door job that sends people to the emergency room. Leave the door down and call someone with the bars and the training.

Why does my garage door reverse right before it closes?

The photo eye sensors near the floor are misaligned, dirty or blocked. Every residential opener sold since 1993 has to reverse when that beam breaks, so the door is doing exactly what it should. A spider web or a knocked bracket is often the whole problem. See garage door sensor repair.

How long does a garage door spring last?

Springs are rated in cycles, not years. A standard 10,000-cycle spring lasts roughly seven to ten years on a door opened twice a day, and about half that when the garage is the family front door. High-cycle springs cost more up front and last considerably longer.

My door will not open. Can I still get the car out?

Usually. Pull the red emergency release cord hanging from the opener rail, which disconnects the door from the motor so it can be lifted by hand. If a spring is broken the door will be extremely heavy and may not stay up, so do not stand under it or prop it with anything. Call instead.

Do you work on commercial and roll-up doors?

Yes. Warehouse roll-up doors, sectional steel doors and dock doors around Bellmead and the I-35 frontage are covered on the commercial garage door repair page.
